2025 in Review Turning “Waiting Time” into Working Time

2025 was a year of steady momentum for Sunwise Property, not through hype, but through execution.
In a city like Vancouver, time is rarely idle. Permit delays, zoning reviews, rezoning hearings, and city approvals can stretch on far longer than anyone hopes. What we’ve learned—again this year—is that those waiting periods don’t need to be wasted.
What We Accomplished in 2025
✓ 10 rental extensions completed
We worked with existing property owners to extend leases while they navigated the City of Vancouver’s permitting process. These extensions provided owners with continued income and, just as importantly, peace of mind—no vacancy stress, no scrambling for temporary solutions, and no uncertainty while jumping through municipal hoops.
✓ 6 new houses brought online
We added six new properties to the Sunwise portfolio. Each one is now generating rental income for its owner while permits move through the system. At the same time, these homes created additional housing options for renters who are in transition—newcomers, professionals, and responsible tenants passing through Vancouver during a temporary phase of life.
✓ 90+ cooperative tenants housed
Across our properties, we now manage housing for over 90 tenants—people living respectfully in shared, temporary homes in one of the most expensive cities in North America. These are not random placements. They are screened, aligned tenants who understand the temporary nature of pre-development housing and treat the homes accordingly.
Our Focus Hasn’t Changed
If anything, 2025 reinforced our direction:
Fewer headaches for owners and developers
Creative, flexible lease structures
Collaborative timelines that respect redevelopment goals
Communal housing that works—for both tenants and property owners
We continue to believe that temporary housing doesn’t mean careless housing. When done right, it’s a win on every side.
A Reality Check for Vancouver Property Owners
In Vancouver, it typically takes around 1 year from permit application to issuance before demolition and construction can even begin. That’s one full year where:
A house could be generating income
Vacancy and Empty Home Taxes can be avoided
The property can be occupied responsibly rather than sitting empty
Letting a home sit vacant during that window is expensive—and usually unnecessary.
