Sunwise leases properties directly from owners. During the lease, we make the home suitable for occupancy and create structured shared housing. We're not a service, we're your tenant.
Our approach is designed to align with your projected building timeline, with flexibility if plans evolve.
This allows properties to be actively used during transition periods, with income generated through the lease. Occupancy may also support certain tax exemption criteria, depending on your specific situation.
02. Is this a service i pay for?
Sunwise is not a service or property manager. We are your tenant.
We lease properties directly from owners and pay a mutually agreed-upon rent for the term.
During the lease, we take on the use of the home, including making it suitable for occupancy and handling the day-to-day.
This allows owners to have income in place without taking on renovation work or ongoing involvement.
03. How can you ensure the house will be vacated on time?
Fixed-Term Structure
Occupancy is arranged with defined start and end dates, so timelines are clear from the beginning.
Our occupants are informed of the fixed lease term and expected move-out timing in advance, with ongoing communication as the end date approaches.
As each term concludes, we coordinate transitions and can assist our occupants in finding their next accommodation within our network where applicable.
This structured approach supports smooth, planned move-outs aligned with the property’s timeline.
04. How much rent can I expect?

The rent we offer is based on several key factors, reflecting both the property and the lease structure:

Rent is aligned with the length of the lease and your projected timeline. We can structure different options depending on how long you plan to hold the property.
Location and size
Standard factors such as location, layout, and overall size also influence pricing.Because Sunwise leases properties directly, our pricing reflects the full scope of how the home will be used during the term, including preparing the property for occupancy and operating it throughout the lease.
While the rent may differ from traditional rental scenarios, the structure is designed to provide a practical, hands-off arrangement with income in place during your property’s transition period.

Sunwise operates a structured approach to occupancy, using fixed-term arrangements with clearly defined timelines from the outset. Occupants are selected through an internal process and are often individuals who have previously lived within the Sunwise network, and often looking for unique timelines, allowing for familiarity with expectations and shared standards of living. Many occupants are working professionals seeking flexible housing, with an interest in personalizing their space and maintaining a respectful living environment. The home is a single, organized household during the lease term, with clear expectations around use and care of the property. This approach is designed to support consistent occupancy and a smooth transition at the end of each term, aligned with the property’s timeline.
06. What do you mean by hassle free maintenance?
Every property is unique and demands different levels of care. When you rent to us, we take on the costs of cosmetic improvements and maintenance. Many homes slated for redevelopment are often outdated and in need of tender loving care (TLC) to make them habitable and secure. We handle the labor and materials needed to make your space safe and livable, saving you time and upfront costs to ready your home for rental. Additionally, we cover the cost of professional cleaning, which plays a crucial role in prolonging the lifespan of appliances, furniture, and fixtures. When you rent your property to us, you can be confident that we'll provide stress-free, hands-off maintenance at absolutely no cost to you.
